So if the countrys home value market and such as is down so bad and all the values bubbeld up and now bursting. then why ask Mr. Hankey as he holds the property tax asesment for the Hankey family northern estate in his hand. Why has the assest value not dropped. acourding to the state, county and whoever gets Mr. Hankeys hard earnd $'s Mr. Hankeys home is still worth the same but housing values have droped to nothing? somthing seems a-miss don't you think?
WTF?
Taxes and Home Value.
And in this case, it's the value of the houses on Dec. 31, 2006. Although they decided to delay reassessment by a year, they are still using the 2006 values as the basis.
And you can bet you paychecks they don't. The Democrats will cry that the housing market is in the dumps because of Bush. Yet your Property Taxes, where ever you live, will not reflect this. They will keep increasing you assesment saying your home is now worth more every year.
Anyway, MR. Hankey, if you are rich enough to afford 2 estates, then OBAMA thinks you can pay 1/2 or more in taxes to those of us who only have one home to live in. So if you give me half of your hard earned income, I might be able to aford a vacation home too. That's the OBAMA and the Hollywood way. I bet all the Hollywood elete that you posted about on the other thread that cry so much that we ORDINARY People need to cut back and help everyone else have more than just one home.
If the value of your property goes down 20% because of the general housing market malaise, then so does everyone elses values, so your percentage of the budget doesn't change. County Council will either have to cut the budget or raise the millage rate to compensate for the reduced tax revenue.
If the value of your property goes down 20% because, say, an ethanol tank farm is built next door and access to your property is restricted because they closed a public road, then your percentage of the county budget will decrease and your tax bill should go down (assuming you jump through the appropriate hoops to have your property reassessed).
"If the value of your property goes down 20% because, say, an ethanol tank farm is built next door and access to your property is restricted because they closed a public road...."
Wow, that's terrible. I'm glad that's only a hypothetical situation and isn't actually happening. ;)

Nice try, but . . .
People willingly built homes there AFTER the fact. Shall we go look at historical photographs to see? It's like building a house next door to SRS (Savannah River Site) well after the fact and complaining to the government about the risk to your home. HELLO - You CHOSE to BUILD and LIVE there despite the warnings and inherent risks associated therein.

If you're talking about the Belton location, the ethanol tank farm has only been there a couple of months, and the road closing is still in progress.....but I was just talking hypothetically.

I could have just as easily said "The value of your property drops by 20% because you vociferously opposed zoning in your area ('cause ain't no one gonna tell you what you can do with your property), then someone drops a landfill in next door."
How did people know when they built their homes that a public road was going to be closed?

No no no . . .
The Belton Tank Farm, for which the ethanol facility is located, has been in existance for over 60 years. Historic aerial photography points out the fact that homes were not present in the area during the 1940s when the facility first came on line. In fact, those same series of photos point to a DISTINCT lack of ANY form of housing until the 1960s.
Funny . . . not much outcry about the tank farm when it housed jet fuel . . . It makes one think that "hypothetically," this is more than public safety.

Nice try again . . .
It's not the road that is being closed - it is the crossing. The road remains open on both sides, just the grade crossing is closed.

They've been storing ethanol there for 60 years?!?

Will that change the traffic patterns in the area?
They've been storing ethanol there for 60 years?!?-stringcheese
No, they've been storing gasoline there for more than 60 years. Up until recent years, ethanol storage was handled in 1-pint and 1-quart Mason jars in the pantry - purely for "medicinal purposes" of course.
How times have changed. When I was growing up, people got in trouble for shipping, storing and selling their corn crop by the gallon instead of by the bushel. Now the government rewards 'em for doing the same thing.

It'll be okay, Stringcheese. They can just buy twice as much per trip, which will cut the number of trips in half, which means at double the time per trip ... it's a wash.
Besides, who needs beer with all that Everclear in tanks nearby. Just put a quart or two into a tub o' party punch and relax. It's all good.
A tub o' party punch...who wants a Cocklebur PJ party?!?
Upon further consideration, that might be bad...funny...but bad.
ibvirginia,I hope no one takes you,or JD seriously, because that stuff you are joking about has enough poison in it to kill a bull elephant.Put there just so no one could drink it.
